Property values in Munich are at a high level. The prices are in the upper range compared to Germany. Munich has an annual increase of about 20,000 inhabitants. The state capital has a high quality of life and great economic strength. The Bavarian metropolis attracts students, families, business people, and tourists from Germany and abroad. Investors see stable property values and regular rental income in Munich. Demand for real estate is very high, which is why yields are lower. According to “Merkur”, an average property purchase price of 8,000 euros per square metre has established itself in Munich. This figure is almost twice as high as the state average for the Free State of Bavaria.

The prices for penthouses are 10-20% higher. Real Estate Market Report – Commercial Real Estate Munich

The real estate market for commercial real estate in Munich is flourishing. The market benefits from the economic strength and dynamism of the city. Office take-up in 2016 was 780,300m2, while in 2017 it was 984,200m2. The average office rent has increased from 16 euros per square metre (2016) to 17.30 euros per square metre (2017). The vacancy rate in 2017 was also a low 2.4%, compared with 3% the previous year (Wirtschaftsbericht München).

Real Estate Market Report – New Building Munich

In Munich, new building construction is strong. Munich grows by 20,000 inhabitants per year, meaning 11,000 new homes will be needed per year. Despite the increasing number of building permits, not enough new apartments are being made available in Munich. Of the plots of land available for purchase, most are intended for the construction of single-family houses and terraced houses. The prices per square metre for single-family and terraced house properties in good locations are 2,400 euros per square metre. Properties for apartment buildings in good locations have a price per square metre of 2,900 euros (Immobilienverband Deutschland). The property price for a detached house in a prime location can, however, be up to 7,250 euros per square metre (Munich Expert Committee). The prices per square metre for new condominiums with a good/very good residential value are 20-30% higher than the price per square metre for existing condominiums. The real estate transfer tax in Munich is 3.5%.

How to determine the value of a property in Munich
